Plumbing in Como
Como was subdivided as river blocks from 1914, sold for the view rather than laid out on a grid, and the lots still follow the land. On Hawkesbury sandstone that leaves a lot of properties sitting below the road they front. Sutherland Shire requires stormwater to reach a recognised drain by gravity, and where that cannot be done the water has to cross somebody else's land under a registered easement. From the Como River flats to the ridgelines of Bangor and Peakhurst Heights, a licensed local plumber is only minutes away, same-day and 24/7 for genuine emergencies.
Common plumbing problems we see in Como
Blocks that fall the wrong way. Where the land drops away from the road, stormwater cannot reach the street drain by gravity, and gravity to a recognised drain is the method the Shire requires.
Hot water systems giving out. Because Sydney water is soft, a dead unit here is usually a used-up anode or a failed element rather than scale. Gas, electric, heat pump and solar, repaired or replaced, frequently the same day.
Ageing galvanised & earthenware pipe. Older homes in Jannali, Oyster Bay and Illawong still run on steel and clay pipe that rusts, roots and splits over time.
Gas fitting & compliance. Cooktops, heaters and gas lines, on natural gas or LPG depending what the property runs on. Our licensed fitters bring it to standard and certify it before leaving.
The easement nobody budgeted for. Where gravity cannot be achieved, the water has to cross the downstream property under a legally created easement, and without one a Complying Development Certificate is not possible.
Pumping it uphill is not allowed. Pump-out and charged stormwater systems are prohibited outside basement car parks, so the obvious workaround for a low block is off the table before anyone suggests it.
The Sydney range is $100 to $150 an hour, and that figure tells you nothing about what your particular job will come to. We settle a price for the whole piece of work up front, so a quick fix and a difficult one both cost what was agreed.

Do you charge a call-out fee?

How do I know you're a licensed plumber?
NSW Licence 368473C. Look it up on the Fair Trading register yourself, it takes a minute. Unlicensed plumbing is against the law in NSW and it will void a home insurance claim, so ask anybody for their number. Ours sits on every quote we issue.
My hot water system failed and it isn't that old. Why?
Soft water is the reason. Scale is what finishes tanks in hard-water regions, and Sydney is not one. Here it is nearly always the sacrificial anode having been used up, or an element letting go, and both of those are frequently repairable.
Our block falls away from the street. Where is the stormwater supposed to go?
By gravity to a recognised drain, which is the method Sutherland Shire requires. If your land falls toward the road that is straightforward and you will never think about it. If it falls away, the water has to reach a drain that sits below you, and below you is somebody else's property. Getting it there needs a legally created drainage easement over that downstream land. Pumping it back up to the street is not an alternative, because pump-out and charged stormwater systems are prohibited here outside basement car parks.
Do you work on heritage and conservation-area homes?
Como is not a heritage suburb in the terrace-and-conservation-area sense. What shapes the housing is the 1914 river-block subdivision: lots laid out to suit the topography and the outlook, so levels step, boundaries are irregular and the drainage on any given property was worked out for that block rather than to a standard pattern.
Can I just put in an absorption pit instead of chasing an easement?
Sometimes, but it is not the easy option people expect. Infiltration systems are accepted only in limited cases and must be formally approved by Council, and steep ground is exactly where they perform worst: the runoff is fast and it erodes. So it is worth asking the question properly rather than assuming a pit solves it, and worth asking early, because without a workable drainage answer a Complying Development Certificate is not possible.
